What’s under the hammer?

Why auctions are still our preferred sales method

In the 2023/2024 financial year, Auctions had a 73% success rate compared to any other sales method such as deadline, tender and price by negotiation coming in at just 60%. In our 31st issue of the Bayleys Selection magazine, Grant discussed Auctions and why they are still our preferred sales method. Check out some of the highlights below.

The initial launch generates the highest level of interest, so it’s crucial to maximise this interest during the early listing stages. Typically, a pool of buyers exists who are actively searching the market and who haven’t found what they’re looking for in current listings.

Consider other methods such as “Price by Negotiation”, “Tender”, and setting a fixed price. Each approach carries it’s own risks. For instance, setting an asking price can limit interest if buyers don’t perceive value, while underpricing may leave money on the table. “Tender” resembles an auction but tends to attract conditional offers contingent on factors like builders reports and finance approval which can complicate the process.

Throughout the intensive four to five week auction campaign, the primary goal is to engage cash-ready, unconditional buyers. However, the process also identifies conditional buyers who can be revisited post-auction if necessary.
